Seller’s Guide:
Selling your home can be both exciting and complex. Here’s a streamlined guide to help you navigate the process efficiently and maximize your home’s value.
1. Initial Consultation and Pricing Strategy
We’ll start with a thorough consultation to understand your goals and expectations. I’ll provide a detailed market analysis to determine the right listing price, balancing your target profit with current market conditions. Pricing your home correctly is crucial to attracting serious buyers and maximizing your sale price.
2. Preparing Your Home for Sale
First impressions matter! I’ll offer recommendations for staging your home, both inside and out, to appeal to potential buyers. Whether it’s small repairs, decluttering, or enhancing curb appeal, these updates can significantly increase your home’s value. If needed, I can refer trusted professionals to assist with improvements.
3. Professional Photography and Marketing
High-quality marketing is key to standing out in today’s market. I’ll arrange for professional photos, videos, virtual tours and/or drone footage to showcase your home. Your property will be listed on the RMLS (Portland metro), WVLS (Salem and surrounding areas) and it will be fully promoted across various platforms including Zillow, Realtor.com, Trulia and thousands of other internet and social media platforms to reach the broadest audience possible.
4. Showings and Open Houses
I’ll coordinate showings to fit your schedule and hold open houses if you’re comfortable with them. Your home will be presented to its best advantage, and I’ll ensure that serious buyers get all the information they need while maintaining the safety and security of your property.
5. Receiving Offers and Negotiation
Once we receive offers, I’ll help you evaluate each one, considering not just price but other important terms such as contingencies, financing, and closing timelines. My goal is to negotiate the best possible deal for you, whether that means pushing for a higher offer or favorable contract terms.
6. Under Contract and Inspection
After accepting an offer, the buyer will conduct an inspection. I’ll guide you through this process and help negotiate any repair requests. Having prepared your home well, we can often avoid significant concessions during the inspection period.
7. Appraisal and Closing Process
The buyer’s lender will arrange for an appraisal to confirm the home’s value. I’ll handle any communication between you, the buyer’s agent, and the lender to ensure everything runs smoothly. During the closing process, I’ll coordinate with the title company and your escrow officer to finalize paperwork and ensure that all legal and financial details are in order.
8. Closing Day
On closing day, you’ll sign the necessary documents to transfer ownership, and the title company will disburse the funds. Once the transaction is complete, you’ll hand over the keys, and your home is officially sold!
Key Considerations in Today’s Market
Current Market Trends: The market can fluctuate. Whether it’s a buyer’s or seller’s market, I’ll help you navigate and adjust strategies accordingly.
Commission Structures: Recent changes in real estate laws (due to the NAR lawsuit) may affect commission agreements. While buyers are now responsible for their own agent’s commission, we will work to negotiate that the buyer's agent commission is covered by the seller, building it into the buyer's offer where possible.
My goal is to provide a seamless, profitable selling experience. I’ll be with you every step of the way to make sure your home sale is a success!
