NAR Lawsuit Impact
Due to recent legal changes resulting from the National Association of Realtors (NAR) lawsuit, buyers must now sign a buyer’s agent representation agreement and are responsible for their own agent’s commission. However, I will continue to negotiate with sellers to cover the buyer’s agent commission and build this into the offer. Most sellers are still willing to pay buyer agent commissions, but the market is shifting, and we’re monitoring developments closely. My goal is to make this transition as seamless as possible for you.

Buyer's Guide
Purchasing a home is an exciting and significant journey. Here’s a step-by-step guide to help you navigate the process:
1. Get Pre-Approved
Begin by getting pre-approved for a mortgage. Speak with multiple lenders to compare options and find the best rates or programs for your needs (e.g., first-time buyer programs). I can connect you with trusted lenders.
2. Define Your Goals
We'll discuss your housing preferences, desired locations, and budget. Assess your financial situation to set a realistic price range. With these factors clear, we can officially start the home search.
3. Search for Homes
I’ll set up personalized property searches for you and guide you through viewing homes. While online searches are a great start, visiting homes in person ensures you see the layout, condition, and craftsmanship. My expertise will help you spot details that are easy to miss.
4. Make an Offer
Once you find the right home, I’ll prepare and submit an offer. The offer will include the sale price, earnest money deposit, closing dates, and other terms. We’ll review the contract thoroughly before it’s submitted. Sellers may accept, reject, or counter the offer, and I’ll handle negotiations on your behalf.
5. After Offer Acceptance
Earnest Money: You’ll deposit earnest money (typically 1% of the purchase price) within three days of offer acceptance, which shows your commitment. If the deal proceeds, it’s applied toward your down payment.
Inspections: You have 10 business days for inspections (paid by the buyer). Recommended inspections include:
Home Inspection ($400–$500): A comprehensive review of the home.
Sewer Scope ($150): To check the condition of the sewer line.
Radon Test ($150): A test for radon gas, common in certain areas.
Appraisal: Once inspections are completed and any repairs negotiated, your lender will order an appraisal to confirm the home’s value.
6. Closing
Behind the scenes, your lender, title company, and I will handle the details to finalize your purchase. Once everything is processed (typically around 35 days), we’ll meet at the title office to sign documents and close the deal. The keys will be yours!
